What clearing covers here

Most clearing calls in Garland County are one of three things. A house site: a half-acre or an acre of pine and mixed hardwood on a lot somebody just bought, cut down to a pad and a driveway with the best trees flagged to stay. A fence line or boundary: the strip along the survey pins where sweetgum, cedar, and vine have been quietly taking the fence for a decade. Or reclaiming acreage — the pasture or homestead north of Fountain Lake or west of Royal that went back to brush and needs to be pasture again. Each is a different mix of chainsaw, forestry mulcher, and hauling, and each prices differently.

What this page does not cover is dirt. Grading, drainage, culverts, and cutting a pad to grade are contractor work under Arkansas's licensing law — the same state board that licenses builders lists clearing and grubbing alongside grading as a licensed specialty, and commercial site work is licensed from fifty thousand dollars up. The tree side of a clearing job ends at stumps ground or pulled and brush gone; the earthwork comes from whoever is building on the ground.

How a lot gets priced

Acreage sets the frame, then density and disposal fill it in. A thin stand of planted pine mulches fast; a thicket of hardwood saplings with grapevine through it does not. Mulching in place is usually the cheapest finish and leaves the ground covered; hauling everything off costs more and leaves it bare. Merchantable pine on a larger tract can offset part of the bill, but only when there is enough of it to interest a logger, and that is a separate conversation from clearing. Access counts too — a tract behind a locked gate at the end of a county road near Jessieville is a longer mobilization than a lot on Airport Road.

Two rules save money. Walk the lot with the pro and flag what stays before any machine arrives; the mature white oak at the corner of the pad is worth more standing than as chips. And decide the stump question up front — grinding for a lawn versus pulling for a slab — because it changes the machine that comes.
